a.- Renovation to Rent Properties - These are older properties that need a little rehabilitation. They go through a rigorous 15 point inspection and due diligence process in order to become an Investment Properties Mexico Certified Investment Property. Only 1 out of 100 homes we evaluate pass this test and become part of our inventory.
b.- Pre-Rented Properties & Vacation Homes - These properties are already rented, have qualified tenants, and producing income. We pre-evaluate sellers, management companies, and tenants including their credit and payment history. The property must have a consistent multi-year track record of producing income. Our properties average an occupancy rate well over 60% per year.
c.- Pre-construction and New Properties - Our pre-construction inventory are properties that have been planned, designed, and rendered but not yet constructed or in the very early stages of construction. Our new properties have been constructed but no one has taken ownership or occupancy of them. We evaluate construction, financing, property management, insurance, builder history, and history of customer satisfaction.
We have the largest network of builder's and developers in Mexico that enables us to exclusively identify and purchase for clients pre-construction projects at significantly reduced prices (25% below market) for development, rental income property or future resale. We typically purchase property direct from the developer when he is about to launch the project or in the initial phase of sales. Normally a developer at this early stage is more than willing to negotiate to pre-sell 25%- 50% of his inventory.
These are properties where the developer offers guaranteed rental income for the first 24 - 36 months that begins immediately at a specified annual rate of return. This is a very common business model in Europe. These properties typically enjoy a higher appreciation than other properties and you the investor, receive an immediate and fixed rate of return on your investment. These developments take the hassle out of worrying about decorations, furnishings, maintenance and management of your investment property. Typically the usage of the property is limited to 4-6 weeks per year but this is a small sacrifice to have a brand new property that cash flows immediately.

Land Banking is the process of buying land in the path of pre-determined growth, holding it until the value rises, then selling it as a whole or subdividing and then selling it. We are the experts in Land Banking in Mexico and have this process down to a science. We identify potential opportunities, negotiate selling price, purchase land, manage subdivision and sales processes for you.
